Location, Location, Location

Burbank home for saleLocation is a key reason Leticia Ackerly loved living at 1430 N. Buena Vista St. The property is centrally located, close to both the 5 and 134 freeway, she said, and is close to great Burbank schools. For frequent travels, it’s only minutes from the Burbank Airport. Ackerly said that although the home is on a busy street, it still feels private.

The neighborhood has a lot to offer. Ackerly mentioned the Chandler Bike Path, where you can walk, bike or run, as well as the nearby Media City Promenade, Starlight Theater, Buena Vista Library, Equestrian Center and other local theaters.

Shopping and Dining

There’s great shopping at the Media Center Mall, vintage shopping at Magnolia Park and a fun “girls night out” eat-and-shop event every last Friday of the month on Magnolia Boulevard, she said. For groceries, Ralph’s, Fresh and Easy Express and Sprouts are all great options.

For dining, Acklerly recommends:  Pinnochio’s for Italian food, Granada’s for your Mexican cravings, Sushi Dake for sushi, Yogurtland for dessert (within walking distance of the house) and Eat and Park for Saturday breakfast, also within walking distance.

There are plenty of good schools nearby. A few include Keyston Elementary School, Jordan Middle School, Burrough’s High School, Providence High School.

South Pasadena was featured as a runner-up and reader pick for “Best ‘burb.” on a The article was looking at the top locations to live and work. With a population of 25,546 living in South Pasadena, the town has a “community” vibe that residents enjoy. Great schools — South Pasadena scored 9 out of 10 for the quality — and a cute downtown only add to the town’s charm.

As a smaller town in the Los Angeles and Pasadena area, plenty of residents commute to work. But rather than a heavy freeway cutting into the city’s charm — in fact the town is famous for successfully fighting off a freeway that would have cut it in half — commuters can hop on the Gold Line metro.

South Pasadena is easily within reach of Los Angeles, Pasadena and handful of other smaller neighboring towns such as San Marino or La Canada Flintridge, giving it access to tons of jobs. Not to mention it’s own happening business district.

Pasadena makes innovative city list


Pasadena also got a mention from Sunset Magazine on its 20 Most Innovative Cities of the West list. Although, there are some who would argue it should be La Canada Flintridge on the list, since Pasadena gained notice mostly for the Jet Propulsion Laboratory. There’s been some debate as to whether JPL boasting rights should go to La Canada Flintridge or Pasadena.

JPL is an amazing place that builds and operates robotic spacecraft that are launched into the far reaches of the universe. JPL currently has 20 spacecraft and has explored all known planets, and some beyond, our solar system, Sunset Magazine reported.

Whether you credit JPL to Pasadena or La Canada Flintridge, it makes living in South Pasadena and surrounding areas all the more attractive — one more regional gem that residents there can make the most of through educational lectures and events or even jobs.

I recently spoke with the seller, Monique, about her favorite features of the home and neighborhood.  “I love Pasadena and always wanted a large beautiful Craftsman home. This is a unique property that I have loved living and raising a family in,” she said.

Monique had plenty to say about her Pasadena home for sale. “The minute I walked into the living room, the spaciousness with the diagonal view with the stained glass buffet really drew me in. I love the French doors. This is a home with so much light.”

“The mountain view from the second floor is amazing, and in winter when it rains, you can sometimes see the snow on the mountaintops,” Monique said. “The wraparound front porch veranda is a great place to have a glass of wine and enjoy the summer evenings.”

The home seller liked that the home’s integrity was well-maintained and many of the original features of the Craftsman home were preserved, from the original hand-painted and handcrafted light features to cast iron bath times. The owner has continued since 1982 to restore and preserve the fine details, she said, as well as stances in the bedroom, hardware in the yard and the magnificent magnolia and fruit trees. Over the years, she has used the finest materials to make repairs or replacements, she said.

“The property is so spacious and quiet,” she said. “I love the feeling in the back of the house. It has a warmth and coziness that has a counterpoint … that you can go and take your book out and enjoy the ornamental bamboo and the garden and the backyard.”

Pasadena home for sale: Neighborhood is an added perk

Monique said the home is in a “fabulous walking neighborhood,” with the Huntington Gardens closeby. Victory Park is a great place for kids, she said, with classes and camps, and there’s a weekly  farmer’s market on Saturday mornings at the Pasadena High School parking lot

Eating: Monique’s favorite spot is the Mijaris Mexican Restaurant that is family-owned at the corner of Allen and Washington. “The Machaca beef taco in a hard shell is great,” she said.

Shopping: Trader Joe’s locations in Hastings Ranch and the South Lake District get her business, as well as the local Von’s on Allen. “It has a wide variety,” Monique said. “The Whole Foods and Bristol Farms is great in South Pasadena,” with the best sausage in the world!

Schools: The neighborhood is within reach of PolyTechnic School, Mayfield Senior School, St. Philip the Apostle School, Loyola High School, Flintridge Prep and Alverno High School for girls in Sierra Madre, and La Salle are some schools. Not far from USC, Cal Tech, great community colleges or the art school.

“I think Pasadena has an amazing sense of community and a lot of historic overlay and neighborhood associations. People who live in Pasadena  care about what happens in Pasadena. That is what I love about Pasadena  It is a true community. It has lots of resources and a great community to raise a famiy. I know my neighbors, we have block parties, pie  contests, movie nights in the summers parks called Movies on Mountain Streets. … It’s a perfect place to live.”

San Marino CA homes for sale are few, and in high demand

If you’re shopping for San Marino CA homes for sale, it won’t take long to scour the market. There are only 8 residential listings available in the zip code area of 91108 as of the end of February. That’s a significant drop — about 42 percent — from last year’s 14 listings in February 2013.

That doesn’t mean there aren’t more homes available in the high-ranking San Marino school district. School boundaries also include parts of  zip code areas 91107 and 91775, where there were 41 and 26 residential listings, respectSan Marino CA homes for saleively, as of March 3.

This data comes from the Pasadena-Foothills multiple-listings service, the database used by real estate agents to list homes in the region.

All 8 listings in San Marino 91108 are over $1 million in asking rice. One of those houses is listed for approximately $5.8 million, and two are asking more than $10 million. The market tops out with a property on Virginia Road listed for $17 million.

A look at several zip codes in neighboring Pasadena shows more home options available under $1 million. The low end of the price range in Pasadena market tends to be around the $260,000 range. The number of listings under $500,000 remains relatively low, even in Pasadena, with 9 listings in zip code 91107, for example. In most of Pasadena’s markets, listings are most plentiful in a price range between $500,000 to $1 million.

With so few listings, demand is high and the sellers are enjoying more negotiating power. We’re seeing record-setting price points. That makes it a great time to list San Marino CA homes for sale!
